For sites accepted under a written funded-planning agreement, Fieldmere Land and our partners fund the agreed planning application and supporting specialist work. You are not asked to pay those costs upfront or share the financial risk of an unsuccessful agreed application.
The funded scope is confirmed before work begins. Any recovery of costs from a successful sale, and arrangements for your own professional advice, are explained before you sign. Planning permission is not guaranteed.

No. You are welcome to explore the possibilities before deciding whether anything should change. We begin by listening to what matters to you, including your connection to the property and your preferred timing. An initial conversation carries no obligation to take things further.
No. For sites accepted under our written funded-planning agreement, Fieldmere Land and our partners pay the agreed planning application fees and supporting specialist costs. You are not required to contribute to that planning budget upfront. The scope and funding commitment are confirmed before work starts.
Under the agreed funded-planning arrangement, Fieldmere Land and our partners bear the financial risk of the agreed planning expenditure. An unsuccessful application does not, by itself, mean you must reimburse those costs. The agreement records the funded scope, abortive-cost treatment and any separate withdrawal or breach provisions before you commit. Planning approval itself cannot be guaranteed.
Not necessarily. Depending on the transaction, agreed planning costs may be recovered from a successful sale before proceeds are distributed. Any such recovery, fees or profit-sharing arrangements will be explained in the written proposal before you sign. This is different from asking you to fund the application upfront or pay its costs simply because planning is refused.
Independent advice helps you make an informed decision. Your own legal, tax and other advisory fees are separate unless the written agreement expressly includes them. We will explain any agreed contribution or fee coverage before you instruct work; the funded-planning offer is not a promise that every possible property-related cost is covered.
Yes. A house, garden or parcel of land can be considered separately at the initial stage. Whether separation is workable depends on boundaries, access, services, legal restrictions and the effect on the retained property.
You can start a conversation without it. Any planning-led proposal would need appropriate assessment, and we do not guarantee permission or presume a rural or urban site is suitable for development.
The proposed buyer and transaction structure will be identified in any proposal. A project may involve an agreed partner or project company. An initial discussion is not an offer or a commitment of funding.
A location or postcode, a short description and an idea of what you would like to explore are enough for an initial enquiry. Please do not send identity documents, bank details or confidential legal papers.
