A useful first question is: “What could this property help me achieve?” You may want to release capital for your next plans, make better use of underused land, explore a residential opportunity or shape a more manageable holding. Begin with that ambition.

Value is personal as well as financial. A good outcome might combine a well-timed sale with a home you continue to enjoy, a simpler property to look after or a longer-term plan for land that has more to offer.

Consider the property as a whole

A house, garden, outbuilding and adjoining land may each have a different role to play. Considering them together can help identify options worth comparing: selling an existing home with suitable grounds, exploring a separate parcel or reviewing the potential of the wider holding.

The aim is to find a use and transaction route that suit both the property and your goals. Rather than assuming every opportunity needs a new planning application, begin by asking whether a clearer layout, a different sale structure or a planning-led approach deserves investigation.

Five questions to shape the opportunity

  1. What would a worthwhile outcome look like? Consider the capital you would like to release, your future plans and the balance between timing and longer-term potential.
  2. Which parts could work harder for you? Identify underused land, a substantial garden, an existing building or a wider site that could merit a fresh assessment.
  3. How could the parts complement one another? Explore how a proposed layout might support access, privacy, useful outdoor space and the appeal of the property as a whole.
  4. Which route best fits your ambitions? Compare an existing-property sale, a separate land opportunity or a wider partnership, considering the likely costs, timescales and value to you.
  5. What would help turn the idea into a decision? Gather the initial property information, then agree the specialist assessment needed to establish a practical next step.

Turn potential into a practical proposal

Good ideas become more useful when they are supported by clear information. A considered review brings together the owner’s objectives, the site’s setting, access, services, legal position and relevant planning considerations.

Those checks help distinguish an interesting possibility from a proposal worth progressing. Assess the expected value alongside the costs, timing and uncertainties, including the effect on any property you continue to own. This keeps the focus on a worthwhile overall outcome rather than a headline sale price alone.

Explore planning potential without funding it upfront

For sites accepted under a written funded-planning agreement, Fieldmere Land and our partners fund the agreed planning application and supporting specialist work. You are not asked to contribute those costs upfront or share the financial risk of an unsuccessful agreed application.

The written agreement confirms the scope, who pays and how abortive costs are treated. It also explains any recovery of costs from successful sale proceeds, your own advisory fees and separate withdrawal or breach provisions.
